Cinco de Mayo is an annual celebration held on May 5. More popularly celebrated in the United States than in Mexico, the date has become associated with the celebration of Mexican-American culture. It's the attorneys job to perform the title search on the property. A title search answers 3 questions: 1) Does the seller have a saleable and marketable interest in the property? 2) What kind of restrictions or allowances pertain to the use of the land? These would include real covenants, easements and other equitable servitudes. 3) Do any liens exist on the property which need to be paid off at closing? These would be mortgages, back taxes, mechanic's liens, and other assessments. The attorney also dispurses all funds in the closing statement. They will prorate county taxes, HOA fees and any other assessments. They pay any contractors who performed repairs on the property as well as the home warranty. And, finally, they will deduct all fees/commissions and pay the seller the net proceeds from the sale. If you're the buyer, you will need to bring any "funds needed to close" (i.e. downpayment, etc.) in a cashiers check. And, all parties to the contract will need to bring their drivers licenses. Closing is usually a smooth process and takes about an hour. The attorney explains all documents and facilitates the entire process. It's usually a happy time at the end of a stressful few weeks. And, it's always our desire that the relationship last well beyond the closing table for us! That's why you'll get invites to our client events, yearly vendor lists and check in calls to make sure everything is going well. We want to be your agent/ally for life!
