Should I price my home high so I have room to negotiate?

This is one of the biggest misconceptions in real estate. While it sounds logical, overpricing a home often results in fewer showings, fewer offers, and ultimately a lower sales price. Buyers today have access to more information than ever before and can quickly recognize when a home is priced above market value. My goal isn't to price your home low. It's to price it correctly. The right pricing strategy creates competition, attracts the largest pool of qualified buyers, and often leads to stronger offers than starting too high and chasing the market with price reductions.

Should I renovate my home before selling?

It depends on the home and the current market. Some improvements provide an excellent return on investment, while others rarely pay for themselves. Before spending money, I recommend meeting with me. I'll walk through your home and help determine which projects are likely to increase your home's value, which projects simply make it easier to sell, and which ones probably aren't worth the investment. My goal is to help you spend money where it has the greatest impact.

What repairs should I make before listing my home?

Focus on repairs that buyers notice immediately or that are likely to come up during a home inspection. Deferred maintenance can make buyers wonder what other problems they can't see. Simple repairs, fresh paint, clean landscaping, professional cleaning, and taking care of obvious maintenance items often provide a much better return than expensive remodeling projects. Should I accept the first offer?

Not necessarily, but don't dismiss it simply because it came quickly. The first buyer is often the buyer who has been waiting for a home exactly like yours. A strong first offer is usually the result of excellent pricing and marketing, not luck. Every offer should be evaluated based on price, financing, contingencies, closing timeline, and the overall strength of the buyer. Sometimes the first offer is the best offer you'll receive.

How do you determine what my home is worth?

I don't rely on automated valuation tools or simply average comparable sales. I evaluate recent comparable sales, active competition, market trends, inventory levels, buyer demand, location, condition, upgrades, and current financing conditions. Every pricing recommendation is customized to your home and designed to position it competitively within today's market. Pricing is both an art and a science. My goal is to help you maximize your proceeds, not simply generate activity.

Homes sell every month of the year. While spring is traditionally the busiest season, every market cycle creates opportunities. The best time to sell depends on your goals, current inventory levels, buyer demand, and interest rates. Rather than relying on national trends, I look at what's happening in the Upstate market and recommend the timing that gives you the strongest opportunity for success.

What happens if my home doesn't appraise?

Appraisal issues are more common than many people realize, especially in changing markets. If an appraisal comes in low, there are several possible solutions. We may challenge the appraisal with additional comparable sales, renegotiate the purchase price, adjust contract terms, or work with the buyer and lender to keep the transaction together. Because I've navigated hundreds of appraisal situations over the years, I can often identify solutions that help both parties move forward.

Professional photography is often the first showing your home receives.
