Helping people make wise financial decisions has always been one of the most rewarding parts of my career. For most families, their home is their largest financial asset. I'm a full-time Realtor, a real estate investor, an educator who regularly teaches real estate and market classes, and someone who has served in brokerage leadership. I've personally invested in long-term rental properties, short-term rentals, renovation projects, and negotiated thousands of real estate contracts. That combination allows me to advise clients not only as a listing agent, but as someone who has invested in, marketed, negotiated, and managed real estate myself.
3. How much full-time real estate experience do you have?

I have been a full-time Realtor since 2013. There is simply no substitute for experience. While classes teach contracts and licensing requirements, the real education comes from years of navigating inspections, negotiations, pricing strategies, appraisal issues, difficult transactions, changing markets, and thousands of conversations with buyers and sellers. After more than 20,000 hours invested in full-time real estate, I've learned lessons that simply can't be taught in a classroom. In fact, an out-of-state Realtor recently referred a client to us because she wouldn't even interview agents with fewer than ten years of full-time experience. 5. How do your negotiation skills benefit home sellers?
Negotiations are a cornerstone of our service. A majority of our listings sell within a few days and consistently sell for over the asking price. We don't just "list" homes; we study advanced negotiation tactics to ensure you receive the highest return possible, often earning you thousands more than the cost of commission through expert deal-making.
Negotiation is one of my favorite parts of real estate, and it's one of the biggest reasons clients hire me. Every negotiation is different, whether we're maximizing your sale price, negotiating repairs, navigating appraisal issues, or structuring contract terms that put you in the strongest possible position. I regularly study negotiation strategies because even small improvements in negotiation can put thousands of additional dollars in our clients' pockets.

Every recommendation I make is based on current market conditions, not generic real estate advice. I closely monitor inventory levels, pricing trends, buyer demand, interest rates, and local market activity throughout Upstate South Carolina to develop a pricing strategy that's specific to your home. My goal isn't simply to get your home sold. It's to position your home to achieve the strongest possible result in today's market while helping you maximize your equity.
8. Who will I work with during the selling process?
I will remain your primary point of contact from our first meeting through closing. At the same time, you'll also have the support of The Boyd Team. While I'm meeting with clients, negotiating offers, or attending appointments, our staff is available to answer questions, coordinate paperwork, schedule appointments, and keep everything moving forward. You get the personal relationship of working directly with me, backed by a team that's available when you need us.

10. How does your commission work?
Our listing commission is typically 3.5%. When a buyer submits an offer, it's common for them to ask the seller to pay some or all of their buyer's agent's compensation as part of the purchase agreement. As a result, the total commission paid by the seller often ends up being around 6%, although every transaction is negotiated individually. Occasionally we're asked to reduce our commission. Our perspective is simple: the right listing agent should make you far more money than they cost. Rather than focusing on saving a small percentage in commission, we focus on negotiating stronger offers, protecting your equity during inspections and appraisals, avoiding costly mistakes, and helping you maximize the value of your home sale. In our experience, excellent representation pays for itself many times over.
